Where is Lincoln Realty located?
We are located in the North Ashley Professional Center at 2935 North Ashley Street, Suite #104. Go north on Ashley Street. Take a right onto Connell Road. We are the first driveway on the left.
Where do I get a rental list?
We do not hand out rental lists. To inquire about available properties, please call our office 229-247-4450 and speak to a property manager or you may view properties on our website.
I saw a home for rent, why isn’t it on your website?
We do our best to keep our website updated on a daily basis. If you see a property with a for rent sign in the yard and it is not on our website, please call our office 229-247-4450 to inquire.
How do I make an appointment to see a vacant property?
Please come by our office Monday – Friday 9am – 4pm and pick up a key. We require a $20.00 refundable key deposit.
Do you check credit?
Yes, when you turn in an application we will check your credit, previous rental history, and verify your employment.
Is there an application fee?
Yes, our application fee is $40.00 and must be paid before we begin to process your application.
What do I need in order to rent a home?
You must physically view the interior of the home, have your application approved, pay the security deposit, connect utilities and pay the first month’s rent.
How much is the security deposit?
That depends on the rental unit. Please call our office 229-247-4450 to verify the security deposit for each property.
How long will you hold a rental unit?
We will hold a rental unit for 2 weeks with a security deposit.
When do I get my security deposit returned?
We will perform a move out inspection of your home after you move out and bring us the keys. Your security deposit minus expenses should be mailed within 30 days of receipt of all invoices for work completed.
How do I put my name on a waiting list for Sustella Townhomes or Brookwood Forrest?
All roommates must complete an application and pay the security deposit.
When is my rent late?
Your rent is due on the 1st of each month and is late on the 6th of each month.
How much is my late fee?
The late fee is 10% of your rent.

How do I schedule a maintenance request?
You may submit a maintenance request online, in writing to our office, or call our office 229-247-4450 during normal business hours. If your requrest is an emergency and after normal business hours, call the emergency phone number on our answering machine. To determine if you request is an emergency refer to the Maintenance Checklist.
I scheduled a maintenance request, but no one has fixed it.
We do our best to tend to your requests in a timely manner. Call our office if you submitted your request over 48 hours ago and have not been contacted by a property manager or maintenance contractor. Please, do not let a repair that may cause long term damage go unattended.
